Large Land Tract Sale in Henry County Will Bring Urgent Care Center to Area
Atlanta, GA – April 6, 2012 – (RealEstateRama) — A 29-acre tract of land in north Henry County was listed and sold by Billy Spain, a broker with KW Commercial Realty North Atlanta.
The parcel was sold to the Exigence Group, who plans to build an urgent care center on the property. The land was listed for sale by Billy Spain in March 2011. Within three months, he had received a letter of intent from Exigence, who was represented by Dennis Gossett with Better Homes and Garden Metro Brokers. The contract was finalized in June and became a legally binding agreement on August 26, 2011, for a purchase price that was 93 percent of the list price. After approximately six months of due diligence on the commercial sale, the property closed in the 2012 first quarter.
Henry County District 5 Commissioner, Bruce Holmes, said, “Businesses such as Exigence are recognizing that Fairview has great income and education levels. Exigence’s anticipated medical, restaurant, and retail campus in Fairview will help to attract additional business and shoppers to Fairview’s burgeoning commercial community.”
Commercial Realtor, Billy Spain, who is a native Georgian and grew up in the nearby Ellenwood area, was pleased with how the deal came together. He got the property off the bank’s books at a price that was just 7 percent less than the listing price. Spain explained that Henry County has a lot of vacant property for sale and that the timing has never been better for businesses to expand into that region of metro Atlanta.
Commissioner Holmes supported this statement by adding, “According to their own economic impact study, Exigence will create over 1,300 jobs and invest over $150 million dollars into Henry County and the State of Georgia. In addition, the improvements in the aesthetics that Henry County is making in the Fairview Road area will motivate people inside and outside Henry County to shop, do business, and dine here in northern Henry County.”
