One and two bedroom apartments to offer high quality housing for Single Soldiers of E6 rank and above

Newtown Square, PA – The Department of the Army has announced that GMH Communities Trust (NYSE: GCT), through its military housing division, GMH Military Housing, has finalized its agreements with the Army to be the private sector developer for the unaccompanied personnel housing (UPH) for Soldiers in the ranks of SSG (E-6) and above at Fort Stewart located in Hinesville, Georgia. The project is coterminous with the existing 50-year ground lease relating to the Company’s Fort Stewart/Hunter family housing project and commences with a two-year initial development period (IDP) that includes design, construction, management, maintenance and operational responsibilities for an estimated 334 end-state housing units with project costs of approximately $37.0 million.

GMH is currently responsible for the development and management of the family housing for the Fort Stewart/Hunter Army Airfield Project, which has a scope of approximately 3,700 end-state housing units.

“This is our first UPH housing award and we are extremely pleased that the Army has chosen us to participate in this important pilot program,” stated Bruce Robinson, President of GMH Military Housing. “We are optimistic that this could be the first of many opportunities to provide improved housing to Army single Soldiers. In addition, this project is a win-win situation for the Army, the single Soldiers at Fort Stewart and GMH Military Housing since it allows us to provide the same high-quality housing that is now available only to families on post to a new group of service members. We firmly believe that with our construction and management expertise, we will be able to work closely with Fort Stewart’s leadership to provide superior housing options for Fort Stewart’s Soldiers.”

Congressionally authorized since 1996, the Military Housing Privatization Initiative allows the Department of Defense and the Department of the Army to work with the private sector to upgrade the quality of family housing and operate and maintain that housing. The family housing assets are typically leveraged with private investment to accomplish housing construction and renovation goals faster and at a lower cost than military construction.

GMH Military Housing (www.gmhmilitaryhousing.com) also operates 12 military housing privatization projects covering family housing, and is in exclusive negotiations relating to an additional three family housing projects. The Company previously has partnered with The Department of the Army for the military family housing privatization projects at Fort Stewart, Hinesville, Georgia and Hunter Army Airfield, Savannah, Georgia; Walter Reed Army Medical Center, Washington, DC and Fort Detrick, Frederick, Maryland; Fort Hamilton, Brooklyn, New York; Fort Carson, Colorado Springs, Colorado; Fort Gordon, Augusta, Georgia; Carlisle Barracks, Carlisle, Pennsylvania and Picatinny Arsenal, Dover, New Jersey; Fort Eustis, Newport News, Virginia and Fort Story, Virginia Beach, Virginia; and Fort Bliss, El Paso, Texas and the White Sands Missile Range, Las Cruces, New Mexico.
